  • LEGAL NOTICE In the Common Pleas Court of Montgomery County, Dayton, Ohio, Case No. 2010CV00842. American Tax Funding, LLC, Plaintiff -vs- Dodd M. Rader, et al., Defendants Dodd M. Rader and Unknown Spouse of Dodd M. Rader, whose last known address is 5503 Liebold Drive, Dayton, Ohio 45424, and Loutica L. Rader and Unknown Spouse of Loutica L. Rader, whose last known address is 5330 Goshen Road, #93, Fort Wayne, IN 46818, shall take notice that, on the 1st of February, 2011, American Tax Funding, LLC, filed its Complaint for Foreclosure in Case No. 2011CV00842 in the Court of Common Pleas to foreclose the lien(s) held by it for delinquent real estate taxes, assessments, penalties, interest, charges, and costs with respect to the following parcel of real property: Situated in the County of Montgomery, City of Huber Heights and State of Ohio: And being Lot No. 4298 of Herbert C. Huber Plat No. 30, Section 2, as the same is recorded in Plat Book "QQ, Pages 57 and 58 of Montgomery County Records, Ohio. The property is known for street numbering purposes as 4690 Longfellow Avenue, Dayton, Ohio 45424 and is further identified as Parcel No. P70 00913 0033. ("Certificate Parcel"). The prayer of the Complaint is for an order directing that the property be sold at public auction and that the proceeds therefrom be used to satisfy Plaintiff's lien(s). Plaintiff further prays for such other relief as the Court may deem just, equitable, and necessary and that any and all persons claiming an interest in the property be required to answer and set up their interest or be forever barred from asserting the same, that Plaintiff's lien(s) be found to be good and valid first lien(s) on the property, and that the equity of redemption with respect to the property be foreclosed. The above-named Defendants are required to answer Plaintiff's Complaint within twenty-eight (28) days after the last date of publication of this notice, which notice shall be made once per week for three consecutive weeks.
