Brannon, et al., Defendants Helen Brannon aka Helen M. Brannon and Unknown Spouse of Helen Brannon aka Helen M. Brannon, whose last known address is 6217 North Main Street, Apt. 315, Dayton, Ohio 45415; Elisha Hill aka Elisha Lanier Hill, a Minor, whose last known address is c/o Earl L. Hill, Guardians, 552 Cedarhurst Avenue, Dayton, Ohio 45402; Elisha Hill aka Elisha Lanier Hill and Unknown Spouse of Elisha Hill aka Elisha Lanier Hill, whose last known address is 552 Cedarhurst Avenue, Dayton, Ohio 45402; and Unknown Tenant or Land Contract Vendee, whose last known address is 4234 Owens Drive, Dayton, Ohio 45406, shall take notice that, on the 15th day of December, 2010, American Tax Funding, LLC, filed its Complaint for Foreclosure in Case No. 2010CV09801 in the Court of Common Pleas to foreclose the lien(s) held by it for delinquent real estate taxes, assessments, penalties, interest, charges, and costs with respect to the following parcel of real property: Situated in the City of Dayton, County of Montgomery and State of Ohio, and being Lot No. 70746 of the consecutive numbers of lots on the revised plat of said City of Dayton, Ohio. The property is known for street numbering purposes as 4234 Owens Drive, Dayton, Ohio 45406 and is further identified as Parcel No. R72 15912 0049. ("Certificate Parcel"). The prayer of the Complaint is for an order directing that the property be sold at public auction and that the proceeds therefrom be used to satisfy Plaintiff's lien(s). Plaintiff further prays for such other relief as the Court may deem just, equitable, and necessary and that any and all persons claiming an interest in the property be required to answer and set up their interest or be forever barred from asserting the same, that Plaintiff's lien(s) be found to be good and valid first lien(s) on the property, and that the equity of redemption with respect to the property be foreclosed. The above-named Defendants are required to answer Plaintiff's Complaint within twenty-eight (28) days after the last date of publication of this notice, which notice shall be made once per week for three consecutive weeks.
