In pursuance of an order issued from Common Pleas Court, within and for the County of Montgomery, State of Ohio, made at the May term thereof, 2009, and to me directed, I will offer for sale at Public Auction in the Lower Level Auditorium of the Montgomery County Administration Building, 451 West Third Street in the City of Dayton, Ohio 45402 on Friday, at 10 o'clock A.M. of said day, the following Real Estate, to-wit: Situated in the Township of Butler, County of Montgomery and State of Ohio and being Lot Number 305 of Imperial Hills, Section 11 as recorded in Plat Book 77, Page 8 of the Plat Records of Montgomery County, Ohio. Improved with 1 story, single family 7 rooms (4 bedrooms, 2 bath), brick/wood exterior, on slab, natural gas forced heat, central air, 1 woodburning fireplace, attached 2 car garage, built 1967. Located at 6419 Oakhurst Place, Dayton, Ohio 45414. Said property has been appraised at $105,000.00 and cannot sell for less than two-thirds of appraisement. This appraisal is based upon a visual inspection of that part of the premises to which access was readily available. The appraisal did not include an examination of the interior of the property. The appraisers assume no responsibility for, and give no weight to, unknown legal matters, including, but not limited to, concealed or latent defects, and/or the presence of harmful or toxic chemicals, pollutants, or gases. Terms of Sale: The successful bidder must deposit 10% of the purchase price plus transfer and recording fees immediately following the sale. We will accept cash, certified check or a personal check with proper ID and signed in our presence for the deposit. The personal check must be drawn off of a local bank.
