Said property has been appraised at $39,000.00 and cannot sell for less than two-thirds of appraisment. This appraisal is based upon a visual inspection of the part of the premises to which access was readily available. The appraisal did not include an examination of the interior of the property. The appraisers assume no responsibility for, and give no weight to, unknown legal matters, including but not limited to, concealed or latent defects, and/or the presence of harmful or said chemicals, pollutants or gases.
Terms of sale: The successful bidder must deposit 10% of the purchase price plus transfer and recording fees immediately following the sale. We will accept cash, certified check or a personal check with proper ID and signed in our presence for the deposit. The personal check must be drawn off of a local bank. If you wish to put the property in a persons name not attending the sale you must have power of attorney to do so. The required 10% deposit is waived where the purchaser is the first lien holder. The unpaid balance of the purchase price must be paid to the Montgomery County Sheriff by certified or cashier's check within thirty (30) days of the filing of the confirmation entry. The plaintiff's attorney will prepare the confirmation entry and the deed. The Montgomery County Sheriff's Office will transfer and record all deeds.
